This 2.21 acre homesite in Athens popular Shoal Creek Farms neighborhood is a rare find for sure.
This community is located just a quick drive from East Athens, out to where the roads get longer, the scenery gets prettier and your stress levels start to dip. On our way to this amazing lot we passed pastures, gentle hills and got to see a few cows, horses, barns and farms. Your commute to school, work, shops or campus is long enough for a few cleansing breaths of fresh air and time to take in the tranquil sites before you get home.
This lot is one of the few remaining in Shoal Creek Farms. This established neighborhood favors large lots, wooded and private, as opposed to the more modern communities with little to no trees or yards. We walked the lot last week, venturing into the woods a bit to marvel at the natural landscape and envision what could be built here. But you don’t even have to do that. The owners have the plans for a ranch on a basement, that have already been approved by the HOA, and can transfer to the new owner at closing.
Walking the lot we didn’t hear any of the usual in town sounds-no cars, no traffic, no hustle and bustle. Out here you can sit on your screened porch and fall asleep listening to the sound of birds, frogs, crickets-all of the glorious nature that surrounds you. Or, you could walk to the creek, play in the mud, dip your toes in to cool off. The choice is yours.
